Where students live
After the first-year residency requirement, ~70% of students move off campus. The highest-density student blocks form a rough triangle: Founders Hall (north), Depot District (east), College Avenue (west). Housing stock is a mix: older two-story houses (built 1910–1950) converted to 3–5 bedroom rentals, and newer purpose-built apartment complexes (4–12 units) from the last decade. Typical rents (2025–26, per bedroom, utilities not included): converted house $520–$680; purpose-built 2-bed $750–$900; purpose-built 1-bed $950–$1,150. Most leases are 12-month (August–July); 9-month academic-year leases exist but carry a 10–15% premium.
The joint rental housing guide
The Porter Falls & UW–Porter Falls Rental Housing Guide is published every March by the City Clerk’s Office and the Student Services division. It includes: a searchable map of all licensed rental properties (updated weekly), sample leases with plain-language annotations, a checklist for move-in/move-out inspections, the Tenant Rights Summary (Wesconsin statutes + city ordinances), and contact info for the Housing Mediation Program (free, voluntary, resolves ~60 disputes/year). Pick up a print copy at the Student Services Center, City Hall, or the Public Library; the digital version is on the Housing page.
Neighborhood profiles
Founders Triangle (bounded by College Ave, Main St, and the river): densest student housing, 5–12 min walk to campus, loudest on weekends, highest turnover. Depot District edges (north of the Welcome Center): quieter, mix of students and young professionals, 10–15 min walk, closer to grocery (Porter County Co-op) and the regional coach stop. Cedar Bluff (north of downtown, up the hill): larger apartments, more grad students and faculty, 15–20 min walk or 5 min on the Porter Loop, near Osteria Lucia and The Millwright’s Table. Riverfront Trail corridor (west of campus): newer complexes with trail access, slightly higher rent, popular with Outdoor Pursuits students. Industrial park fringe (south of Highway 12): cheapest rents ($400–$500/bed), but 25+ min walk and no night shuttle — only for students with cars.
Leases, deposits, and tenant rights
Security deposits capped at one month’s rent (Wesconsin law); must be returned within 21 days of move-out with itemized deductions. Application fees capped at $25 (city ordinance); non-refundable but credited to first month’s rent if approved. Lease must include: landlord/agent name and address, rent amount and due date, utility responsibility, pet policy, sublet policy, and the city’s Rental License Number (verify at City Hall). Repairs: landlord has 14 days for non-emergency, 24 hours for emergencies (heat, water, structural safety). Withhold rent only after written notice + 14-day cure period + escrow with Clerk of Courts — see the Guide for the form. Retaliation (eviction, rent hike, service cut) within 90 days of a complaint is presumed illegal.
City inspection program
Every licensed rental unit is inspected every 24 months by the City Building Inspector (fire safety, egress, plumbing, electrical, weatherization). Inspection results are public record — search by address in the Guide. Units that fail get a 30-day repair order; landlords who don’t comply lose their rental license (unit cannot be rented until fixed). Students can request an interim inspection if they believe conditions violate code — free, anonymous, inspector contacts tenant directly. The Entrepreneurship Legal Clinic runs a Housing Law Clinic (Mondays 4–6 p.m., Student Services Center) for lease review and repair-demand letters.
Finding roommates and sublets
The UW–Porter Falls Roommate Finder (portal login required) matches by budget, sleep schedule, cleanliness, and pet preference — 60% of off-campus groups form there. Sublet board (same portal) runs year-round; summer sublets (May–August) are plentiful because of co-ops and internships. Tips: meet potential roommates in person before signing; run a background check ($15 via the Guide’s partner service) if you don’t know them; document the unit’s condition with dated photos/video at move-in; get renters insurance ($12–$18/mo, covers your stuff and liability) — the Guide has a group-rate link.
Fictional information
UW–Porter Falls is a work of parody. The neighborhoods, rents, laws, and programs described here are invented for this fictional university and town. No real housing markets or regulations are depicted.
